Beverly Hills Announced a New Dinner Map This Year. Two of Its Anchors Aren't Open Yet.

Walk into Nate 'n Al's on a weekday morning and the scene has not changed in years. The booths are the same. The counter stools are the same. The matzo ball soup arrives the way it has since 1945, when Nate Rimer and Al Mendelson opened the deli at 414 North Beverly Drive with thirty seats and a straightforward idea about breakfast. If you've read anything about Beverly Hills dining this year, you already know this address is supposed to be a memory by now. It isn't. As of this writing, Nate 'n Al's is still serving pastrami at the same corner it has occupied since before most of the restaurants opening around it existed at all.

That matters for a reason beyond deli sentiment. Nearly every roundup published this year has treated the Golden Triangle's 2026 transformation as a finished story, a list of arrivals to check off. Some of that list is real and worth knowing. Some of it is still a press release waiting on a permit. If you live within walking distance of Canon and Beverly Drive, the useful question isn't what got announced. It's what's actually open the week you're deciding where to eat.

The Turnover That's Actually Happened

Start with what's confirmed, because there's genuinely a lot of it. Between February and August of this year, three Golden Triangle addresses changed hands, one of them twice:

  • Baldi, a Tuscan-inspired steakhouse from chef Edoardo "Edo" Baldi, opened February 18 on the ground floor of the Waldorf Astoria Beverly Hills at 9850 Wilshire Boulevard, replacing the Jean-Georges restaurant that had held the space. Baldi's family also runs Giorgio Baldi in Santa Monica and e.Baldi, which marks twenty years in Beverly Hills this year.
  • Gemma took over the Waldorf's rooftop, the space long known as Rooftop by JG. It's now an all-day pan-Asian patio designed by Marc Ange, with chef Peleg Miron running the kitchen.
  • Azur, a French-Mediterranean restaurant and lounge from husband-and-wife team Erik and Florence Chol, has been open since March 28 at 453 North Canon Drive.
  • Bad Roman, the Quality Branded Hospitality import from the team behind Don Angie, opened May 26 at 267 North Canon Drive in the space that formerly housed The Palm steakhouse.

Two more names round out the list: Malka, chef Eyal Shani's fully kosher concept at SIXTY Beverly Hills, opened in August in partnership with Giancarlo Pagani of Pagani Projects. And Vicky, an all-day Parisian brasserie at the top of the steps at Two Rodeo Drive, next to Tiffany & Co., comes from Vincent Benoliel, who also owns Sora hand roll bar in Brentwood. Benoliel told the Beverly Hills Courier what drew him to the corner: "I love Beverly Hills for its safety and cleanliness."

That's a real, dated, verifiable list. It's also not the whole story.

The One That Didn't Even Last the Year

One detail gets left out of most of the 2026 roundups, and it's the one that should make you skeptical of all of them. The 88 Club, Top Chef winner Mei Lin's supper-club concept, was itself one of the headline openings the Beverly Hills Conference & Visitors Bureau cited as proof of the neighborhood's culinary momentum. It has already flipped. The space is now Tiger Tiger, a Chinese restaurant with a chef formerly of Jiang Nan Spring, serving mapo tofu and a $50 lobster dish alongside Chinese-American staples like General Tso's chicken.

That's not a knock on either restaurant. It's a reminder of how fast the turnover is actually moving. A "recent opening" cited in a spring press release can be a past tense by late summer. If a marquee tenant can flip inside a single year, a list published six months ago is not a reliable guide to what's on the block this week.

Two Names on Every List That Aren't Actually Here

Which brings the question back to the two addresses everyone keeps citing as done deals.

Nate 'n Al's future has been treated as settled since June 2025, when the Beverly Hills Planning Commission approved a development plan review for a three-story commercial building at 414 North Beverly Drive, the deli's building, owned by Stephen Cloobeck. Cloobeck has said publicly that the deli's next stop is one block south, at the corner of Beverly Drive and Dayton Way. Co-owner Shelli Azoff has never confirmed that address and has been clear on one point at every stage: the deli isn't closing, and it isn't required to leave until its lease runs out, a minimum of twelve months from that June 2025 approval. That twelve month floor has already passed, and the counter at 414 North Beverly is still open seven days a week from 8 a.m. to 9 p.m., with no confirmed move date attached to it.

Sant Ambroeus tells a similar story from the other direction. The 90-year-old Milanese brand signed a 15-year lease at 301 North Beverly Drive, the corner of Beverly and Dayton Way, in August 2025. SA Hospitality's managing partner Gaetano Guarducci told WWD that the Beverly Hills location, which will be the brand's largest restaurant to date, is targeted to open by the end of 2026. Targeted is the operative word. No confirmed opening date has followed.

Here's the detail worth sitting with: both of these unresolved stories point to the same corner. Cloobeck's presumed destination for Nate 'n Al's and Sant Ambroeus's signed lease both name Beverly Drive and Dayton Way. One intersection is on track to hold both a 15-year-old Detroit-to-Beverly-Hills deli story and a 90-year-old Milan import, whichever one actually opens its doors first.

Why the Timing Isn't an Accident

None of this is happening at random. Los Angeles hosts the FIFA World Cup, the NBA All-Star Game and the U.S. Women's Open Golf Championship in 2026, and Beverly Hills has been positioning itself as the place to stay between events. Julie Wagner, CEO of the Beverly Hills Conference & Visitors Bureau, has credited the wave of arrivals with helping ensure Beverly Hills "continues to set the standard for luxury and innovation." Every operator signing a lease in the Triangle this year is doing it against that traffic projection, which explains both the density of arrivals and the pressure on legacy tenants like Nate 'n Al's to settle a new address before the crowds show up.

The Two Dates That Are Actually Confirmed

If the restaurant list requires this much verification, the fall calendar is refreshingly simple. Two events are locked, dated, and land on the same weekend.

The Beverly Hills Art Show returns October 17 and 18 to Beverly Gardens Park, free admission, rain or shine, from 10 a.m. to 5 p.m. both days. More than 245 artists will show painting, sculpture, ceramics, glass and jewelry, alongside a Wine and Beer Garden with live music. It's the show's 51st year, running as it always has in May and October.

The next day, October 18, brings the second annual Beverly Hills Autumn BBQ, from 6 to 9 p.m. at The Maybourne Beverly Hills and the adjacent Beverly Cañon Gardens. The event benefits No Kid Hungry and is presented by The Maybourne, Spago Beverly Hills and the city, with United Card Events from Chase. Chefs on the roster include Wolfgang Puck and Byron Puck of Spago, Nancy Silverton and Alisa Vannah of Chi Spacca, Burt Bakman of SLAB, and Daniel Castillo of Heritage BBQ. Last year's event raised $50,000 for the cause.

Two confirmed dates, one weekend, no press release required to verify either one.

The Golden Triangle's dinner map will keep moving. Some of what's announced this fall will be open by winter. Some of it will still be a lease on paper a year from now, the way Sant Ambroeus's has been since it signed in August 2025. The only way to know which is which is to check the block itself, not the list someone published in the spring.
